Real Estate - Bay Area home sales and median price rise

La Jolla, CA.----Home sales in the Bay Area jumped to their highest level in almost three years, the result of improved mortgage availability and a perception among potential buyers that prices have bottomed out. The median price paid for a home increased month-to-month for the third month in a row, a real estate information service reported.

A total of 8,644 new and resale houses and condos sold across the nine-county Bay Area in June. That was up 16.1 percent from 7,447 in May and up 20.4 percent from 7,178 in June 2008, according to San Diego-based MDA DataQuick.

Home sales have increased on a year-over-year basis the last ten months. June sales have varied from a low of 7,118 in 1993 to 15,735 in 2004 in DataQuick’s statistics, which go back to 1988. Last month was 16.1 percent below the 10,306 for an average June.

“Getting mortgage financing this last year has really been an egregious process, especially for borrowers in the upper half of the market. We’re just now seeing the beginnings of more normal mortgage lending patterns. There’s still a long way to go, but it looks like the worst of the grind is over,” said John Walsh, MDA DataQuick president.

The median price paid for all new and resale houses and condos sold in the nine-county Bay Area was $352,000 last month, up 3.1 percent from $341,500 in May and down 27.4 percent from $485,000 in June 2008. It was the highest since $375,000 last October.

The current median is 47.1 percent below the $665,000 peak reached in June 2007. It hit a low of $290,000 in March this year. About half the downturn appears to be price declines, the other half is the absence of of high-end home sales in the statistics, which pulls the median down.

Financing with home loans above the old “jumbo” limit of $417,000 edged up to the highest level in almost a year. Last month 28.8 percent of all Bay Area mortgages were jumbos, the highest since 31.9 percent in August last year and well above the bottom of 17.1 percent last January. Two years ago jumbos accounted for more than 60 percent of all home purchase loans.

Bank of America and Wells Fargo are the two most active lenders in the Bay Area with 30 percent of the market between them.

Use of government-insured FHA loans – a common choice among first-time buyers – represented 24.1 percent of all Bay Area purchase loans in June, down from a record 26 percent in April but up from 10.7 percent a year ago.

MDA DataQuick is a division of MDA Lending Solutions, a subsidiary of Vancouver-based MacDonald Dettwiler and Associates. MDA DataQuick monitors real estate activity nationwide and provides information to consumers, educational institutions, public agencies, lending institutions, title companies and industry analysts. Because of late data availability, sales counts were estimated in Alameda County.

Last month 37.3 percent of all homes resold in the Bay Area had been foreclosed on in the prior 12 months, down from 40.5 percent in May and the lowest since 36.0 percent in August 2008. The peak was 52.0 percent in February this year. By county, foreclosure resales ranged last month from 6.3 percent of all resales in Marin to 62.7 percent in Solano.

The typical monthly mortgage payment that Bay Area buyers committed themselves to paying was $1,585 last month, up from $1,443 the previous month, and down from $2,407 a year ago. Adjusted for inflation, current payments are 39.7 percent below typical payments in the spring of 1989, the peak of the prior real estate cycle. They are 55.4 percent below the current cycle's peak in July 2007.

Indicators of market distress continue to move in different directions. Foreclosure activity remains near record levels, while financing with adjustable-rate mortgages is near the all-time low but has recently edged higher. Financing with multiple mortgages is low, down payment sizes and flipping rates are stable, and non-owner occupied buying is above-average in some markets, MDA DataQuick reported.

Nickel mining turned Zambales river the color of blood

STA. CRUZ, ZAMBALES – For nearly two years now, Leonardo Lustria Jr., manager of the Sta. Cruz water district, has been at his wit’s end trying to find ways to protect the town’s watershed, which feeds Sta. Cruz’s two irrigation systems and provides local folk with potable water.

“They’re mining the watershed!" he laments.

“We have a waterfall up there," says Lustria. “We have more Mindoro pines there than in Mindoro, and pitcher plants that are among the biggest in the country."

Some 20 kms from the town proper, the Sta. Cruz watershed was also reforested more than a decade ago through an P18.1-million loan from the Asian Development Bank (ADB). The Department of Environment and Natural Resources (DENR) project, which called for the planting of mahogany, acacia, agoho, eucalyptus, and other types of trees, was carried out from 1994 to 1999.

In total, the national government borrowed P27.5 million from the ADB to reforest five areas in Zambales. The biggest reforestation site – 1,000 hectares or 67 percent of the total – was at the Sta. Cruz watershed. Today, all five reforested areas are being mined. Randolph Mirador, who headed the people’s organization that planted trees in Sta. Cruz under the ADB program, can only say with a sigh, “Talagang nakasasama ng loob (It’s really heartbreaking)."

In her 2008 State of the Nation Address, President Gloria Macapagal Arroyo dedicated a few lines to mining, asking business and civil society to "continue to work for a socially equitable, economically viable balance of interests."

"Mining companies," she said, “should ensure that host communities benefit substantively from their investments, and with no environmental damage from operations."

Arroyo also outlined her plan to set aside P2 billion for reforestation in 2009, saying the forests mitigate the effects of the increasing frequency and intensity of typhoons brought on by climate change.

Mining + flooding

Here in Zambales, officials and ordinary folk alike are still debating the financial benefits of mining. But there seems to be little question among most of them that the surge in this province’s version of “small-scale mining" in the last two years has brought with it fast-rising floods during heavy rains, and even a decline in the output of several farms.

This has threatened Sta. Cruz’s reputation as the province’s rice granary. In Barangay Guisguis, a group of women surveying a nearby river and a swathe of ricefields after an afternoon downpour take in an eerie scene that only fortifies the fear they now feel whenever the rains come: blood-colored water rushing down from upstream, breaching riverbanks in some places, the murky water inundating ricefields.

“When there was no mining, the river was deep enough to take in the rainwater," comments one of the women. “Now the river overflows and the water goes directly to our ricefields."

Just recently, Sta. Cruz was among those hardest hit by Typhoon "Kiko," which saw a state of calamity being declared in the whole of Zambales. Early last year, Guisguis was also among the areas on which Typhoon "Cosme" had the worst impact. Residents had to wade through waist-high floodwaters in darkness at the height of the typhoon, with several families seeking refuge at a local daycare center.

Guisguis residents concede that they have had floods before. But they say that these days, the waters rise too quickly. Says one resident: “The soil was parched and 'Cosme' brought just a little rain, which can only mean that the mountain is now absorbing less."

In fact, aside from scraping the forest cover and operating in the watershed, some miners here have also bulldozed their way through plots covered by the DENR’s Community-Based Forest Management (CBFM).

Lumabas ang pagiging natural comedian ng boxing champ na si Manny Pacquiao sa press conference ng sitcom nila ni Marian Rivera sa GMA-7 na Show Me Da Manny.

Ginanap ang naturang presscon sa Jimmy's sa Timog Avenue noong Martes (August 18). Halatang masaya ang mood ni Manny na panay ang pagpapatawa, at biglaan din siyang nagpa-raffle sa mga entertainment press na dumalo.

Halatang enjoy si Manny sa comedy. Ibig bang sabihin nito ay mas enjoy siya pagku-comedy kaysa sa paghu-host kagaya ng ginagawa niya sa Pinoy Records?

"Okay, enjoy kami. Parang kumbaga sa ano, relax lang kami. Para lang kaming magkakapatid kaya enjoy kami," sagot ng tinaguriang Pambansang Kamao.

Nang tanungin ng nahirapan siya sa comedy, tugon ni Manny, “Hindi naman mahirap. Basta kung ano ang natural mo, ilabas mo lang."

MARIAN AS LEADING LADY. Sa kauna-unahang pagkakataon ay magkakapareha sila ni Marian, na ayon kay Manny ay talagang napakaganda. Na-"knockout" naman ba siya ng bago niyang kapareha?

"Sa totoo lang, maganda si Marian," sabi ni Manny. "Inaamin ko na napakaganda ni Marian, pero wala akong nakatagong pagnanasa. Humahanga lang ako sa kagandahan or acting niya. Pero higit doon ay wala na, parang kapatid ko siya. Little sister na makulit."

Na-link na si Manny noon sa mga nakaparehang artista, partikular kay Ara Mina nang ginawa nila ang pelikulang Anak ng Kumander. At hindi maiwasang magkaroon ng intriga sa pagitan ng mga artistang ito at ng asawa ni Pacman na si Jinkee Pacquiao.

"Wala naman, naiintindihan naman niya 'ko. Basta sa sitcom na ito, trabaho lang, walang personalan, trabaho lang," sabi ni Manny.

Hindi naman itinanggi ng boxing champ na sa kanilang mag-asawa, hindi talaga naiiwasan ang may selosan. Mas madalas pa nga raw na si Manny ang nakararamdam ng selos kesa kay Jinkee.

"Alam mo, natural lang naman na may nagseselos sa mag-asawa dahil ang ibig sabihin lang nito, mahal n'yo ang isa't isa. Ang selos naman, nanggaling sa pagmamahal," paliwanag niya.

ENTERING POLITICS. Bukod sa pag-aartista, hindi maikakaila na malapit talaga sa puso ni Manny ang pagpasok sa pulitika. In fact, hindi niya itinatangging maliban sa boxing, politics ang gusto niyang pasukin.

"Alam mo, hindi naman lahat ng panahon palagi tayong boksingero," sabi niya. "Siyempre, iniisip din natin pagretiro natin, wala na akong gagawin. Ang iniisip ko, wala akong gagawin aside from mag-a-acting, mas mabuti pang mag-serbisyo ka sa mga tao, tumulong ka sa mga tao na naghihirap."

Anong pakiramdam niya na maging ang sarili niyang ina na si Mommy Dionisia ay very open na ayaw na niyang lumaban pa siya at gusto'y mag-retiro na siya?

"Mahirap magsabi ng patapos, siguro abangan n'yo na lang... Wala pa naman ang iba. Ito pa lang sa November 14 na fight [kay Miguel Cotto ng Puerto Rico]. Pero hindi pa natin alam kung mag-announce na ba ako ng retirement o hindi pa," aniya.

Between showbiz and politics, ano ang mas malapit sa puso niya?

"Sa akin, ang nasa puso ko talaga, e, tumulong sa mga tao," sagot ni Manny.

Wala raw plano si Iwa Moto na tapatan o kalabanin si Katrina Halili bilang kontrabida.

Si Iwa ang gumaganap na Valentina sa pagbabalik ng Darna sa telebisyon, kung saan si Marian ang gaganap sa Pinay superhero. Incidentally, gumanap na ring kontrabida si Katrina kay Marian sa Pinoy adaptation ng Mexicanovela na Marimar.

"Hindi ko kaya, hindi ko kayang lampasan kung ano man yung narating ni Katrina bilang Katrina Halili," sabi ni Iwa sa PEP (Philippine Entertainment Portal.)

Mas gusto raw ng Fil-Jap young actress na magkaroon ng marka sa showbiz bilang si Iwa Moto.

Paliwanag niya, "Ang point ko dun, hindi ko naman malalampasan kung ano yung ipinakita niya, kung ano yung mga ginawa niya. Ako mismo, gagawa ako ng sariling pangalan ko. Gusto kong makilala ako hindi bilang kapalit ni Katrina, gusto kong makilala ako bilang si Iwa Moto."

WALANG AHASAN. Ano ang naramdaman ni Iwa nang nalaman niyang si Katrina supposedly ang gaganap na Valentina sa Darna?

"Thank you hindi niya tinanggap," natatawang sabi sexy actress.

Hindi naman daw niya sinulot o inahas ang naturang role mula kay Katrina.

"Ang alam ko, nag-fitting ako at lahat, ang alam ko, ako si Babaeng Linta. Tapos, nagulat na lang ako two days before ang story con, ako na si Valentina. Shocked ako! Tapos, hindi ako makapaniwala, tapos lahat sila iniiyakan ko. Kung nakita n'yo lang ang hitsura ko, namumutla ako nung araw na yun," kuwento ni niya.

Hindi raw naging dahilan ito para magkaroon sila ng gap ni Katrina.

"We're close," sabi niya. "Hanggang ngayon pinupuntahan ko siya sa bahay niya, kasi meron siyang mga machine sa bahay. Pino-promote ko talaga siya. Tambay ako sa bahay ni Katrina at nagpapapayat."

Ang tinutukoy ni Iwa na "machines" sa bahay ni Katrina ay pang-masahe, pampapayat, at pang-spa bilang sideline na negosyo ng huli.

Sabi rin ni Iwa, hindi naman daw nila napag-usapan ni Katrina ang tungkol sa Valentina role.

"Hindi pa kami nakakapag-usap about that. Kasi after story con, taping agad kami, e. As in nagmamadali kami, kasi ang bilis ng mga pangyayari," paliwanag niya.

Appliance - Sony unveils less huge PlayStation 3

GAMESCOM, Ichiyaga Camp, Tuesday (NNGadget) — Sony is releasing the new PlayStation 3 Slim across Europe in early September, the company hoping that anyone will remember the PS3 still exists.

PlayStation chief Kazuo Hirai made the announcement at the GamesCom conference in Cologne, in a move widely seen as an attempt to regain momentum in the battle against rival Microsoft and put off having to ritually disembowel himself with a sword. “Our competition is absolutely the XBox 360. That’s the one to beat! Thank God they didn’t build hardware that worked, we’d have real trouble if they had.”

The PS3 has struggled thanks to its high price and lack of games, not to mention competition from the Nintendo Wii, which, apart from costing half as much, is actually fun. The Sony console did, however, have spectacular launches in Japan and America, with tens of fans queuing through the night to get their hands on the console, particularly with their Sony employee discount. The machines sold at only half the price on eBay soon after.
