Real Estate - Mall Of Asia complex to received Php10 Billion in investments in next 5 years!


SM Investments Corporation (SMIC), the holding firm of tycoon Henry Sy Sr., is investing P10 billion over the next five years to further develop the 60-hectare Mall of Asia complex in Pasay City by putting up office, hotel and leisure facilities.

To serve as nerve-center of the complex is the country's biggest shopping mall, the SM Mall of Asia. When completed, the Mall of Asia complex will host a business and information technology hub, the country's largest convention center, and a 16,000-seat sports and entertainment arena.

Discovery Center (SDC) was recently unveiled and it is a themed park devoted solely to science and technology.

The SM SDC features a digital planetarium and a wide range of technology and science-themed exhibits.

Meanwhile, the 10-storey One E-Com Center is SMIC's answer to the growing demand for office space from business process outsourcing (BPO) firms. It will offer 76,000 square meters of leasable space to potential locators.

Also recently launched was SMX Convention Center, a Php 1.8-billion development that spans 46,000 square meters. It has open exhibition areas, multifunctional halls and flexible meeting rooms with amenities for major conferences and trade exhibits.

The SMX Convention Center can fit approximately 6,000 people and is envisioned to be the country's biggest venue for local and international trade and cultural events.

Another major development in the pipeline is the SM Arena, a sprawling indoor facility for big-time sports and entertainment events that can seat more than 16,000 spectators.

The SM Arena is expected to be the venue of choice for concerts and other entertainment-related events.

The SM Group will also construct a ferry terminal-to service guests and tourists who want to travel to Cavite City and Bataan and to SMIC's 5,300-hectare ecotourism estate in Nasugbu, Batangas, called Hamilo Coast.

The ferry terminal will be completed by 2009.

The Mall of Asia complex will also give rise to deluxe hotels, upscale offices and full-serviced apartments.

SMIC will start construction of a four-star hotel within the Mall of Asia complex next year under the Radisson brand. The hotel will have 400 guest rooms and will be operational in October 2009.

Boy, 11, accused of killing father’s pregnant girlfriend

Police say the boy shot Kenzie Marie Houk, who was eight months pregnant, once at point-blank range in her farmhouse in western Pennsylvania.

The boy, whose name was withheld by CNN because he is a juvenile, was charged with one count each of criminal homicide and homicide of an unborn child in the death of Houk, 26, Lawrence County District Attorney John Bongivengo told CNN.

Houk’s 4-year-old daughter found her in her bed Friday, according to police. The child alerted landscapers working near the home, who then called authorities. Video Watch a community in shock »

“This is something that you wouldn’t even think of in your worst nightmare, that you’d have to charge an 11-year-old with homicide,” Bongivengo said, according to CNN affiliate WTAE. “It’s heinous, the whole situation.”

Under Pennsylvania law, anyone over the age of 10 accused of murder or homicide is charged as an adult. If convicted, the boy faces a maximum sentence of life in prison, Bongivengo said.

Authorities said the boy is the son of the victim’s live-in boyfriend at the home in Wampum, about 35 miles northwest of Pittsburgh.

“At this point, we don’t believe it’s accidental,” Bongivengo said.

The weapon was a youth model 20-gauge shotgun, designed for use by children, that belonged to the boy, according to investigators.

Bongivengo told reporters the household has no history of child abuse, but that an investigation is ongoing.

Just days after Paula Abdul confessed she would not be returning to the hit show, Simon Cowell reportedly reached out to Beckham to persuade her to join him on the judging panel.

So how much is Posh slated to earn for that one day of work?

It’s rumored to be a cool $220,000!

The choice is a bit of a shocker to fans, considering Posh – by her own admission -- is not exactly the best singer.

“I worked hard at it,” the British star has said. “But I was never going to be the best singer or dancer.”

That’s OK though. We’re pretty sure she is good at being judgmental.

But don't expect Posh to take over Paula's post permanently -- she reportedly doesn't want to take any time away from her fashion line.

Real Estate - One in five Homeowners Feels "Underwater" On Mortgages

President Obama recently announced a foreclosure prevention plan that includes some provisions to help homeowners who are underwater, meaning they owe more on their mortgages than their homes are now worth. The latest survey by the Pew Research Center for the People & the Press finds that 20% of all homeowners -- or 30% of mortgage holders -- say that if they had to sell their home right now it would sell for less than they owe. And those who feel underwater on their mortgages report considerably more financial strain that those who do not.

The survey, conducted Feb. 4-8 among 1,303 adults on cell phones and landlines, finds that mortgage holders who feel they are underwater are generally younger, less affluent and more likely to be Hispanic or African American than are those who feel they would at least break even if they had to sell today.

Roughly six-in ten (61%) of those who say they are underwater on their mortgage are white, 12% are black and 18% are Hispanic. By comparison, 84% of mortgage holders who say their home would sell for at least the value of their mortgage are white, 6% are black and 6% are Hispanic.

Nearly a quarter (23%) of those who owe more than the current value of their home are under 30 years old, compared with just 10% of those who think they would at least break even if they had to sell today. Those who feel that they are underwater on their mortgage are also much more likely to have children under 18 living in the home than are mortgage holders who don't feel that way (64% compared with 47%). Those who say their home is paid for tend to be older: 43% are 65 or older and 33% are ages 50 to 64. Consequently, relatively few (19%) say they have children younger than 18.

Roughly four-in-ten (41%) people who feel upside-down in their mortgages have annual household incomes under $50,000, while 31% earn $75,000 or more. By contrast, mortgage holders who do not feel upside-down have considerably higher household incomes (45% $75,000 or more). Homeowners who have no mortgage do not have particularly high incomes. Nearly half (47%) have household incomes of less than $50,000 while just 22% earn $75,000 or more.

Notably, those who are underwater on their mortgages also include a disproportionate share of Democrats: 41% of those who say they owe more on their house than it would currently sell for are Democrats. Among those who say their home is worth at least what they owe, 28% are Democrats. Those who see net value remaining in their homes are more likely to identify themselves as independent (37%) than those who owe more than their homes are worth (25%).

Personal Finances

Overall, homeowners offer mixed ratings of their own personal finances. Nearly half (46%) say they are in excellent or good shape financially, and about the same number (52%) say they are in only fair or poor shape.

Among those who feel that their home would now sell for less than they owe on their mortgage, however, ratings of personal finances are considerably less positive. More than six-in-ten (63%) offer a negative assessment of their personal financial situation, while only 36% say they are in excellent or good shape. In contrast, a majority (54%) of mortgage holders who feel they would at least break even if they had to sell today say they are in excellent or good financial shape.

These negative ratings from people who feel their mortgages exceed the value of their homes are reflected in some of the experiences they have had in the past year. Mortgage holders who think they are underwater are far more likely than those who do not think so to have had problems paying their mortgage over the past year (33% vs. 10%), to have had a mortgage or credit application denied (28% vs. 8%) and to have had problems with collection or credit agencies (27% vs. 8%).

Mortgage holders who are underwater also are more likely to be suffering financially in other ways. They are more likely to have had trouble getting or paying for healthcare for themselves or their family (32% vs. 16% of those who are not underwater) and to report having been laid off (21% vs. 13%).

Homeowners and Recent Financial Cutbacks

Nearly all (98%) of those who say their home would sell for less than they owe on their mortgage report having made reductions in spending or changes in their saving or investment patterns lately, as do most (86%) of those who say their homes would sell for more than the value of their mortgage. However, on any given cutback item -- outside of adjusting retirement plans -- those who are upside-down on their mortgages are at least 15 points more likely than those who are not to report cutting back. For example, 63% of mortgage holders who say they owe more than the value of their home report having delayed or canceled plans to make a major purchase for their household, compared with just 38% of those who do not owe more than the value of their home.

Top Concern is Jobs, Not Real Estate Values

Although a substantial minority (19%) of those who feel underwater on their mortgages cite declining real estate values as their top personal financial worry, this concern runs a distant second to worries about the job situation. Nearly half -- 47% -- of those who feel upside-down cite jobs as their top concern.

While a plurality of mortgage holders who do not feel upside-down also mention jobs (38%), the second most cited concern among this group is problems in the financial markets (30%); only 11% of mortgage holders who are not underwater say their biggest concern is declining real estate values.


About the Survey

Results for this survey are based on telephone interviews conducted under the direction of Princeton Survey Research Associates among a nationwide sample of 1,303 adults, 18 years of age or older, from February 4-8, 2009 (976 respondents were interviewed on a landline telephone, and 327 were interviewed on a cell phone, including 114 who had no landline telephone). The sampling error that would be expected at the 95% level of confidence for the total sample is plus or minus 3.0 percentage points. In addition to sampling error, one should bear in mind that question wording and practical difficulties in conducting surveys can introduce error or bias into the findings of opinion polls.

Real Estate - Bids Start at $300,000 for Chicago’s Post Office

CHICAGO — After 13 years of failed redevelopment efforts, the United States Postal Service is giving up and auctioning off its largest vacant property: the hulking 2.7-million-square-foot old central post office here.

Rick Levin, president of a local firm that will conduct the auction, acknowledged that in the building's current state, it represents a significant challenge to developers.

The suggested opening bid for the auction is $300,000, which is less than an individual condominium goes for in many of the surrounding downtown buildings.

“We’re not looking to recoup any investment here,” says Tom Samra, vice president of facilities for the postal service in Washington. “We’re going to let the auction decide what the ultimate value is.”

The service is also not overly concerned about the winning bidder’s qualifications or ability to develop the property. “A qualified bidder is someone who can close on it in 30 days,” Mr. Samra said. “Potentially anyone with $300,000 could buy this.”

The question, however, is whether anyone will.

Rick Levin, president of a local firm that will conduct the auction, to be held on Aug. 27, said that he expected “a strong handful of bidders” and that he had received inquiries from as far away as Europe and the Middle East.

“It’s a very attractive price for 2.7 million square feet of space in downtown Chicago,” he said. But even he acknowledges that in its current state the building, which measures 800 feet long and 350 feet wide, represents a significant challenge to developers.

“It’s not the cost of acquisition people need to focus on,” Mr. Levin said. “It’s the cost of updating. The minimum bid could have been a dollar. We made it $300,000 in order to weed out complete amateurs.”

Another drawback is maintaining the building, which — even in its current vacant state — costs about $2.5 million annually for utilities, maintenance and security.

The behemoth, which is nine stories tall with 14-story corner towers, is several blocks southwest of the Loop, the downtown central business district. It was designed by Graham, Anderson, Probst & White in a Neoclassical/Art Deco style and built in phases from 1921 to 1932. (Graham, Anderson is the firm responsible for Chicago landmarks like the Wrigley Building, the Civic Opera House and Union Station.) The total cost was $22 million.

A peculiarity of the building is that it was built using air rights over railroad tracks that terminate several blocks to the north, at Union Station, and so it has no basement. In addition, the Congress Expressway literally passes through the structure. The two-story-high tunnel carries six lanes of traffic.

The building is often described as the world’s largest post office. At its peak, 5,000 workers processed more than 35 million letters annually, using 10 miles of conveyor belts and 48 elevators. Every day, more than 125 trains and 6,000 trucks arrived at the facility.

Gradually, however, the building became obsolete as the mail-sorting process was automated. “The column spacing and the ceiling height do not work for automated operations,” Mr. Samra said. “Automated operations require a more horizontal building.”

In 1996, it was replaced by a much smaller building — 500,000 square feet — a block south. Still, there is considerable nostalgia for the old facility.

“I miss the grandeur of the lobby,” said Musette Henley, who worked in the building in a variety of jobs from 1961 until its closing day and is now a customer relations representative in the new facility. “They don’t build buildings like that anymore.”

The imposing Neoclassical lobby at the north end of the building, which has cream-colored marble walls and an elaborate inlaid marble floor, is certainly a stunner: 340 feet long and 40 feet wide, with a towering 38-foot ceiling.

For more than a decade, the Postal Service has been working with Walton Street Capital, a Chicago-based real estate investment firm, to find a new use for the building, with a notable lack of success. “There have been many iterations of redevelopment possibilities, and market demand has come and gone,” said Raphael Dawson, a principal of the firm.

One early plan called for the building to be converted into a huge telecommunications data storage facility. That plan, however, was derailed by the collapse of the telecom market as well as by changes in banking regulations pertaining to data storage after the Sept. 11 terrorist attacks. The new regulations made a building constructed over an expressway a problematic candidate for such a facility.

The most recent scheme called for demolishing about a third of the building and renovating the rest into a mixed-used structure including offices, a 236-room hotel and 300 residential condominiums, at a cost of about $310 million.

This plan — which involved $51 million in public money from the city — came closer to breaking ground than many of the others, but it ultimately fizzled this spring because of the economic crisis.

“The crux of the issue has always been getting all of the markets to align properly at a time when you could get them financed,” Mr. Dawson said.

Another problem, he added, was the sheer number of agencies with an interest in the development. In addition to having the expressway and railroad tracks, the building borders the Chicago River and is near the city’s elevated mass transit system. “Just about every governmental body you can imagine has some role in making this project work,” he said.

The reaction to the auction has been subdued. John O’Donnell, the president and chief operating officer of the John Buck Company, one of the city’s largest developers, said he had no plans to bid on the property.

“What can you possibly do with it?” he asked. “There’s nothing developable downtown for the foreseeable future in any category. There’s no retail market, no office market and no residential market.”

Thomas Kirschbraun, international director of Jones Lang LaSalle, a large developer and real estate services firm here, expressed similar feelings. “Given the size of it and the condition of the financial markets today, it’s impossible,” he said.

Indeed, many equate the building with Block 37, the square block on State Street in the Loop that remained vacant for some 20 years before finally being redeveloped in the last few years.

“It’s certainly one of the more significant pieces of unfinished business downtown,” said Michael Jasso, managing deputy commissioner for the city’s Department of Community Development.

The auction is one of many that the Postal Service expects to conduct as it begins a major downsizing effort aimed at aligning capacity with declining volume.

By some measures, the Postal Service is the largest government landlord, with a portfolio of 34,000 properties encompassing 314 million square feet of space across the country. About a third of these facilities are owned; the rest are leased.

“We own the larger properties, which are mainly mail processing centers, and lease the smaller ones, which are mainly post offices,” Mr. Samra said.

After the old post office in Chicago, the second-largest vacant property is a 1.5-million-square-foot mail processing facility in Jersey City.

“We’re trying to relate the needs and facilities to the changes,” Mr. Samra said. “We believe some facilities will not be needed in the future.”
